RealGrip is one platform for property management: buildings and units, tenants and contracts, invoicing and payments, maintenance, inspections and accounting — all in one place, so overview and numbers always match.

You build contracts from country-specific templates (including the official Dutch ROZ model), digital signing included. Indexation is automatic — including CPI suggestions — and expiring contracts trigger timely alerts.

InspectPro creates digital intake and inspection reports on site: voice-driven input, photos per item, key handover and signing on the tablet — the report lands as a PDF in the file and tenant portal immediately.

Financial Pro is the full accounting module: general ledger, sales and purchase ledgers, bank and cash, VAT returns, service-charge settlement, fixed assets with depreciation and accountant exports. The basics are included; extra ledgers and the IFRS reporting layer are add-ons.

Yes. Financial Pro has country packs for the Netherlands, Belgium, Germany, France and Spain — each with the local chart of accounts and local exports (XAF, Intervat, DATEV, FEC, modelo 303/347). The interface language is independent of this.

Rent invoices are created and sent automatically. Tenants pay via iDEAL or direct debit (Stripe or Mollie), reminders go out automatically with a payment link, and the bank connection matches incoming payments to open invoices.

Tenants see their contract, invoices and payments, download documents (such as inspection reports and key receipts), report maintenance and manage their direct debit — without you having to lift a finger.

Reports get a priority and status flow, you issue numbered work orders to suppliers, and after completion the order flows straight into the purchase ledger as a draft invoice. Maintenance contracts post their instalments automatically.

Yes. Every customer has a strictly separated environment, sensitive data (such as ID numbers and access codes) is stored encrypted, roles and permissions control who sees what, and an immutable audit log with a verifiable chain runs underneath.

The full environment is available in Dutch, English, German, French, Spanish and Papiamento. Every user picks their own language — independent of the country you keep your books in.

Yes. Per home you enter the WWS data (floor area, WOZ value, energy label, kitchen, sanitary, outdoor space) and RealGrip calculates the points, the maximum reasonable rent and the segment: regulated, mid-rent or free sector — including an advisory rent for your strategy.

Yes. The Box 3 module combines per home the WOZ value, appraisals and the vacancy-value ratio for let property, and puts the deemed return next to your actual rental return. Your figures for the tax return or adviser are ready instantly (indicative; no tax advice).

Yes. We track Dutch rental legislation — such as the Affordable Rent Act, the WWS, annual rent-increase caps and the CBS CPI indices — and ship changes as platform updates, with nothing for you to install. Country-specific coverage will follow.

Contracts index automatically on their index date. RealGrip fetches the current CPI figure and proposes the increase; you confirm with one click and tenants automatically receive the notification. You stay within the legal caps without any manual work.

Yes — that is exactly RealGrip's strength. Residential homes, commercial buildings and mixed-use buildings (shop below, homes above) live in one environment, each with their own contract type, indexation and VAT treatment. RealGrip calculates the VAT split for mixed buildings for you.

Tenants get their own portal: contract, invoices, payments and documents always available, maintenance reporting with photos, and the annual rent adjustment properly announced. That saves you phone calls and builds tenant trust.
